Saturn has several strong influences. This planet engenders a need for stability, which having a home would do, and a sense of practicality too—there are tax breaks for those who have a mortgage and buy a home. (That is US tax law, so if you live outside of the US, those laws might be different. All readers living in and outside the US might consider checking with an accountant for specifics.)
If you are eager to get going on the purchase of a house, you may do better when Saturn is back in Pisces, September 1 to February 13, but avoid Mercury retrograde from November 9 to November 29 (and avoid coming too close to the beginning and end dates of that retrograde). I feel you will do best at the full moon in your home sector on October 6, 2025, plus five days. For those who are looking for a new rental, this date works for you as well.
In addition to Saturn moving into Aries, on March 30 this year Neptune also entered your home sector, and I discussed that topic in your April forecast. Briefly, if you are buying a house or condo, make sure there are no water problems associated with the house. Ask if the region is prone to flooding or hurricanes. Ask if there’s ever been a problem with tainted water. In northern climates, ask about the amount of snow that the city gets and how hard it is to deal with it. Neptune rules the sea, and he will want to bring it with him into your home, but with research you can protect yourself. When you buy homeowner’s or renter’s insurance, be sure to ask for a flood or water damage rider, as it will almost never be covered if you don’t ask. Because Neptune will be in Aries, you should ask about wildfires, too. Neptune will only stay until October 22, 2025. Neptune will return to Aries on January 26, 2026, and remain there until March 23, 2039, for a total of 14 years (including this year’s preview).
Neptune could make you very idealistic or prone to wishful thinking. However, Saturn will orbit with Neptune for all of 2026. This will keep you alert and practical, so this aspect will be helpful if you are choosing a new place to live. As famed real estate agent Barbara Cochran says, go to the town’s diner, sit at the counter, and strike up a conversation with locals—you will get the best information that way.
